Residential Experience. Bay Design Group has vast and deep experience in Residential Land Development projects, from surveying to complete site plans for multi-million dollar projects in some of the fastest growing counties in the Commonwealth. We've faced delicate, complicated and just plain difficult zoning issues and helped countless clients navigate the jurisdictional waters successfully.
Recently we worked with Millspring Townes, a 150-unit, entry-level townhouse community to be developed on in-fill property, surrounded by an elementary school and existing residential subdivisions. In addition, Millspring Townes had sensitive Chesapeake Bay wetlands issues and Resource Protection Areas, and was served by a 1,300 foot pipe-stem type entrance.
Our challenge was to design an innovative layout that gained the client the necessary units while maintaining much of the tree buffers that surround the site. The goal was to tuck the project in between the existing developments, while disturbing the surrounding environment the least amount possible.
Even though this project was developed in three sections, the developer hoped to move into each consecutive section while the previous section was being constructed. Bay Design structured the construction plans so that the infrastructure from the previous section supported the next section, so that there were no wasted movements. Successful design, naturally.
